We are committed to providing reliable architectural services that encompasses 3-dimensional graphic technology, combined with the “art of design”.

Philosophy

Services
It is our intent and primary focus to service the needs of our clients with respect to functional and aesthetic design needs and requirements, while satisfying budget and schedule.

Technology
Through the advancement of modern technology, it is our intent to incorporate the latest “state of the art” technology in order to create and compose appropriate architecture. This technology allows the design process to best serve the clients needs in order to more fully understand, view and critique design requirements.

Design
Creative design is often obtained from simple recommendations offered by any participant of the design process. It is through an open and honest dialog within an interactive discussion that the “influence of design” can and will materialize into a variety of design solutions and resolutions.
It is our primary goal to achieve the most practical and appealing result for each client needs.


The Process

The “preliminary design” and “technological” process of providing an architectural product begins by clearly defining the “objectives and establishing a logical sequence of activities” throughout the overall project.

The following list of architectural activities provides an overview of the sequence of activities of a typical project:

1. Site Visit:
Once an Owner has determined the need for an architect, an initial meeting at the proposed site or existing facility is scheduled between the Owner and Architect to fully comprehend the characteristics of the Project and proposed Owner requirements.

Site considerations include the best use, size and configuration, topography and/or grading impacts, orientation and access site utility requirements, including site “view” lines.

Once the “site walk” has been completed, the process can commence in determining the scope of work, preliminary budget and architectural fees.

As with any design professional, it is customary to present an outline of the services, define the tasks and scope, local jurisdiction reviewing agency requirements, develop the proposal and appropriate contract between the Owner and Architect before commencing the work being proposed.

2. Pre-Design – (Program):

Prior to the actual design of the project, various factors will need to be gathered by either or both the Owner and Architect. This information relates to the proposed scope of the project, which includes site requirements, (on and offsite) utilities, roadway access, topographical data, property size and location, and any legal property constraints.

In addition, the “program” will also include specific information relating to the proposed building size, use and function.

Each project is evaluated by an in house Client/Architect “design questionnaire” to determine project requirements and criteria.

3. Schematic Design:
Upon completion of the “program phase”, the initial design concepts proceed with the development of the preliminary floor plan, elevation, roof plan and site plan characteristics.

The scope of the project is defined in order to establish the proposed shape, style and functional requirements.
It is at this phase that the Owner and Design Team begin to visualize the early concepts of the overall project.

4. Design Development:
Upon successfully completing the initial design sketches, the Design Team, with Owner participation, defines and develops the three dimensional modeling of site & building indicating the overall shape, configuration, color and characteristics of the project.

As the design is developed, various aspects of the project such as “3D” modeling, including design and construction drawings can be viewed, upon request by the Owner, via Axis3Architecture.net interactive web site. Owner response and comments can be accomplished by e-mail, phone or at Axis 3 Architecture, Inc. facilities. The process allows convenient dialog, ease of design flexibility and changes as needed for design compliance during this phase.

5. Construction Documents:
This phase provides the backbone of “technical” drawings that include the dialog between Owner, Architect and “Consultants”, i.e. structural, mechanical, electrical, special systems, landscape and civil engineering.

These documents include various detailed drawings that represent such items as site plan, floor plans, elevations, roof plan, reflected ceiling plans, building sections, structural foundation and framing plans, details, and mechanical, electrical and plumbing data.

Also, the development and refinement of the visual “3D” animated “fly by and walk thru” will further assist the Owners awareness and understanding of the scope and details of the Project prior to construction.
It is our intent to ensure design satisfaction and understanding of the Project by way of discussions and visual interaction prior to the completion of the “construction documents”.

Finally, it is our belief that if an Owner obtains a better understanding of the design process through visual interpretations, fewer changes may occur during construction thus saving significant time, money and aggravation due to change orders requested while under construction.

6. Quality Assurance - QA:
During the Construction Document Phase, an “in house” plan check review and peer review of the project construction documents will be performed for quality assurance. All recommendations and corrections issued by the local building and planning department are incorporated into the documents to ensure compliance to all local and State code requirements.

It is our intent to provide complete and accurate documents, and have experienced “first hand” that it has a direct impact upon accurate and timely bid responses and bid results.

7. Jurisdictional Approval:
As with each City or County jurisdictional review agency, the intent is to protect the public with respect to structural integrity, including fire and life safety. Therefore, it is the responsibility and commitment of the Design Team to ensure that all current code requirements are in compliance.
It is our desire to fully cooperate with each jurisdiction that has review/approval authority over each project.

As each project is reviewed by the local building jurisdiction for approval for construction, we are dedicated to providing complete and accurate information for purposes of properly executing the construction of your project.

This “review and approval process” is accomplished in concert with the Owners participation. It is the Architects responsibility to act as the liaison between the Owner and reviewing agency in order to successfully obtain the necessary approval documents.

8. Bidding Services:
Axis 3 Architecture, Inc. may provide consultation to the Owner and coordinate the bidding process between the Owner and General Contractors. This service includes pre-bid meetings and job site walk with General Contractors and Owner.

In addition, our office may provide, upon the request of the Owner, distribution of all contract documents to interested bidders, including obtaining bid documents for final review and selection.

During the bid phase, the Architect may formally accept questions from the bidders in order to formally clarify or answer questions relating to the bid documents for construction.

Upon receiving bids, the Architect may provide the Owner with consultation in reviewing the bids and verify as to the scope of work described by the contract documents.

The Architect may assist the Owner in selecting the General Contractor, and assist in preparation of bonds, insurance, and funding requirements as needed.

9. Construction Administration Services:
Axis 3 Architecture, Inc. may provide services during construction including review of the work performed by the General Contractor for conformance to the approved contract documents.

These services also include processing of questions from the General Contractor (Request for Information, RFI) and issuing clarifications or answers (Bulletin) by the Architect. In addition, the Architect may process and issue change orders (C.O.) directives upon the approval of the Owner.

During the course of construction, the Architect may coordinate and attend weekly or bi-weekly meetings with the Project Team in order to help facilitate the construction progress, review and authorize payment request, monitor project schedule, prepare and issue construction meeting minutes, review all construction as built drawings performed by the General Contractor and assist toward achieving the Certificate of Occupancy.

Through the years of witnessing and studying the completion of our projects, it has been found that our most successful accomplishments in architecture have been realized by following each of these steps of the Design Process.
